The full range of architect’s services are offered:

      1. Sketch designs to explore options and likely build costs.
      2. Planning pre-application enquiries, to gauge the likelihood of planning approval.
      3. Applications for planning and listed building consent.
      4. Detailed, technical design for tender, building regulations and construction.
      5. Assistance during the construction phase.

Designs are developed with 3D software, making them easy to visualise.

Fees are broken down into project stages, listed below. There is no need to commit to all the stages in one go.

Project Stages

RIBA Stage 1: Project definition

This step is carried out in a free consultation with the client. I can offer examples of my work and references. 

RIBA Stage 2: Initial designs and planning pre-application

  • What are the key aims

This step is carried out in a free consultation with the client. I can offer you examples of my work and references. 

RIBA Stage 3: Planning application

  • Develop all the information required for a planning application.
  • Other consultants’ information may be required, for example ecology and tree surveys or drainage design.

RIBA Stage 4: Technical design

Develop the technical and detailed information for tendering and construction and building regulations, involving:

  • Integrating other specialists’ designs, for example heating systems and structural engineering.
  • Submitting to Building Control for approval.
  • Tendering the project to building contractors for quotes.

RIBA Stage 5: Construction

  • Responding to site queries.
  • Providing further construction details.
  • Monitoring construction progress and quality.
  • Checking against planning conditions.
